Why this exists
A deposit claim cannot include ordinary wear and tear, and the Act measures wear and tear relative to the duration of the lease. So the claim is only as good as your record of the unit on the first day. The province lists its condition report and photographs as evidence for a Form R claim, and recommends an inspection at both ends of every tenancy.
This pack does not replace the province's Rental Unit Condition Report. That form dates from 2002 and has no row for smoke or CO alarms, keys, meters, laundry, or a fourth bedroom, and it asks you to put anything it misses on an attached page. This is that page, and the rest of what you need around it.
