How much does property management cost in Halifax?
The Halifax market generally runs 8 to 10% of monthly rent for single-family and small residential, 6 to 8% for multi-unit, and 40 to 60% of one month's rent for tenant placement. We publish our pricing so there are no surprises.
Are there hidden fees?
No. The monthly management fee, the tenant placement fee, the early-exit terms and HST are all disclosed up front, and we do not mark up maintenance. You pay the vendor's price. Maintenance markup is the charge owners most often discover after signing, because it appears as a percentage on every repair rather than as a fee on the schedule. Ours is zero. The one commitment to read before you sign is the term itself: the agreement runs 12 months, and ending it early means the balance of the term is payable. It is on the schedule below rather than buried in a clause.
How long is the contract, and what does it cost to leave?
The management agreement runs an initial 12-month term and renews for a further 12 months unless either of us gives 60 days' written notice before the current term ends. Give that notice and leaving costs you nothing. Ending the agreement partway through a term is different: the balance of the term remains payable. We would rather state that plainly here than let you find it in a clause after signing. The commitment is what funds the work at the front of a tenancy, where most of the effort and cost actually sits.
