The Nova Scotia Form J Claim Pack.
For a landlord claiming damage or rent beyond the security deposit: which form and which clock, a damage and loss schedule, a drafting sheet that follows the form, a service record, the evidence index the Regulations require, and the hearing and after.
Where should we send it?
Enter your name and email and we'll send the fillable pack straight to your inbox. No cost, no obligation.
What's inside
- Which form and which clock: Form R, Form J, Form S, DR3 and DR9, with the section behind each
- A damage and loss schedule, item by item, with the age and cost of anything replaced
- A drafting sheet that follows the boxes on Form J, so nothing you mean to claim is left off
- A service record for the application and the evidence, with the deemed-service rules
- The evidence index that Regulations s.25A requires you to send with your evidence
- The hearing, the order, the appeal, and what it takes to get paid
Why this exists
The province publishes Form J and a guide to filling it in. What it does not publish is the working around it: pricing the claim, proving service on a tenant who has moved out, and the evidence index the Regulations require.
Section 25A of the Residential Tenancies Regulations requires copies of all your evidence, with a document listing the types and how many of each, to reach the tenant and the Director at least five days before the hearing. Page 5 of the pack is that document.

This is not a government form and does not replace Form J. General information for Halifax-area rental owners, not legal advice. Questions? Call 902-580-6170.
