Why this exists
When a tenant wants out of a fixed-term or year-to-year lease, most of what happens next is paperwork the province does not supply. There is no prescribed reply to a request to assign or sublet, and the only agreement form for ending a tenancy, Form DR5, is for demolition, repairs or renovations.
And if a tenant leaves without a ground the Act recognises, Statutory Condition 6 requires you to mitigate. What you can recover is the rent lost until the unit could reasonably have been re-let, so a dated record of the re-let is worth keeping from the first day.
